We'd like to use this page to help explain the different types of survey available to homebuyers. The differences are fairly straightforward but please feel free to get in touch if there's anything you'd like explained.
The RICS HomeBuyer service is in a standard format and is designed specifically as an economy service. It is only intended for particular types of home which are conventional in type, construction and are in reasonable condition. You can read full information about the RICS Homebuyer service by using the menu to the left or clicking here. It focuses on essentials such as defects and problems which require urgent attention, or of significance to the value of the property. A building survey is suitable for all residential properties and provides a full picture of their construction and condition. It is likely to be needed if the property is, for example, of unusual construction. It is also likely to be needed where a property is dilapidated or has been extensively altered. Another reason for a building survey is where a major conversion or renovation is planned. This type of survey is usually tailored to the client's requirements. A building survey is more comprehensive than a homebuyer report and includes extensive technical information on construction and materials as well as details of the whole range of defects, major to minor. A valuation is only provided as an extra, by agreement. This type of report can be useful in establishing the correct value of a property prior to negotiating the purchase. If a survey is subsequently carried out, the cost of the initial valuation will be offset against the fee for the survey Our 'Choosing between surveys' page gives detailed advice and answers many questions. You can use the menu on the left or access it by clicking here. |
